- The pedestrian zone of Seefeld can be reached in about 5 minutes on foot - and at the same time the villa is close to nature with adjoining meadows and walking paths.
- The beginners' ski slope Geigenbühel is in the immediate vicinity (about 2 minutes' walk, even possible with skis strapped on) as well as ideal tobogganing opportunities for the whole family behind the house.
- The skiing area Geschwandtkopf can be reached by foot in about 10 minutes, in 2 minutes by car or by ski bus.
- The skiing area Rosshütte can be reached by car in 5 min, there is also a ski bus.
- Cross-country skiing school and cross-country skiing trail can be reached on foot in about 10 minutes.
- Several parking spaces directly at the house.
